INITIATION
Consera’s working method is built on the analysis of the customer’s needs and goals. Based on the findings of this initial analysis prepared by Consera’s competent Project Management teams, the Off-Site Construction Method is determined to achieve the customer’s goals most efficiently, in the shortest time, and with the highest quality using Modular Construction Technology. Customers can approach Consera with an existing design or without one. Consera’s experienced Design Teams can prepare the optimal design tailored to the customer’s goals, starting from the Concept Design stage, or develop an Application Project for an existing design to be constructed using Modular Construction Technology.
The summary of the gains that will be achieved through the use of Consera technology within the defined Modular Construction Method is presented to the customer.

DATA COLLECTION
Unlike traditional methods, Modular Construction Technology aims to gather and manage all information about the entire process at the beginning of the project. This helps identify and prevent risks that could lead to the failure of the project.
Consera utilizes Building Information Modeling (BIM) technology and Design for Manufacturing and Assembly (DfMA) systems for this purpose.
BIM brings together all types of project data in a meaningful digital format, allowing simulation of the process in terms of time and budget dimensions.
The DfMA system ensures the integration of design with the construction method to create the highest benefit in the construction and usage process.
To generate inputs for the BIM and DfMA processes, Consera collects detailed data through the Building Decision Form provided to the customer. This also enables the customer to foresee the entire process transparently and identify critical points at the early stage.

BUDGET PREPARATION
After the Analysis, Data Collection, and Method Determination processes are completed by Conserateams, a Budget is prepared to present to the customer. The presented budget includes:
a. Construction Method: A summary description of the Construction Method determined after the Analysis and Data Collection processes, and the advantages it will offer to the client.
b. Responsibility Matrix: A table showing the distribution of responsibilities for processes such as Project Approvals, Transportation, and on-site Infrastructure-Foundation construction, necessary to make the Modular Construction ready for use according to the customer’s goals.
c. Technical Specifications: Presentation of technical information about the structure, including Energy Performance, Finishing Materials, Installations, Equipment, etc.
d. Project Schedule: Time and resource planning for the Design, Approval, Procurement, Production, Transportation, and Installation stages.
e. Value Engineering: Due to the detailed analysis process of the budget, Value Engineering can be performed based on common goals determined with the customer. Considering factors such as time, cost, user profile, and return on investment, the most suitable benefit-cost combination can be achieved.

DESIGN AND MATERIAL APPROVALS
Upon the approval of the presented budget by the client, the following stages are followed:
a. Concept Design: Prepared in accordance with the determined Construction Method, it is presented to the customer for approval. If the customer already has a design, a Modular Concept will be presented for the development of this design according to the Modular Construction Method.
b. Application Project: After the approval of the Concept Design by the customer, Application Projects are prepared and presented for review by the customer or designated experts. Especially in international projects, the design documents that the customer needs to submit to local authorities are produced in compliance with the relevant country’s regulations and legislation.
c. Material Approvals: Detailed technical information about the building materials and equipment to be used in the project is presented for review by the client or designated experts.

MANUFACTURING PROCESS
With the completion of Project and Material Approvals, the Modular Construction Production
Process is officially initiated at Consera Production Facility.
Consera Quality Control teams monitor and inspect every stage of the production process, recording and ensuring that the production is in line with the project’s design and technical requirements. Particularly in international projects, production inspection documents required by local authorities are prepared in compliance with the respective country’s regulations and laws.
Throughout the production process, Consera operates on the principle of transparency. The client or their chosen representative can independently audit the entire process at the Production Facility. This ensures the most successful outcome with the active participation of the client in the process.

LOGISTICS PROCESS
Modular Construction Technology aims to leverage all developments and opportunities in the logistics sector to achieve the highest level of efficiency and success that traditional construction methods may not attain.
The logistics process consists of stages such as Packaging, Loading, Transport, and Unloading.
Consera’s expert logistics team collaborates with the Design and Planning units under the DfMA system from the Concept Design stage onwards. They work together to establish the correct relationship between design, production, and logistics, ensuring that the manufactured modules are transported to the project location in the most efficient and secure manner.
During the Application Project process, all material assembly and hardware details are determined in harmony with the transportation method. This ensures that the structure demonstrates the necessary durability during transportation to the site and installation on the site.
The Protective Packaging method is determined considering the transportation vehicle, route, weather conditions, and site conditions. The client is provided with alternatives within this scope.
Consera’s logistics team can work with the client’s chosen logistics team or provide a Door-to-Door service, depending on the client’s preference. The most suitable transportation method, whether by land, sea, or a combination of both, can be presented to the client within the framework of the determined Construction Method for the project.

ON-SITE ASSEMBLY PROCESS
Consera works with the aim of minimizing on-site activities, which are often the most uncertain, challenging to manage, and costly aspects of a project, by leveraging the opportunities provided by technology. This approach results in significant gains in terms of budget, time, and the commencement of operations for the customer.
Within the framework of the Construction Methodology offered to the customer, Consera designs on-site activities to be easily and safely applicable, and these are delivered to the customer along with the Application Project. The completion of on-site tasks is ensured with a minimal number of workers and standard construction machinery.
Through the Application Project, the customer can choose to manage on-site activities with their selected contractors if they prefer.
Consera can provide services for all or part of on-site activities based on the customer’s preference, and it can also work alongside local contractors by providing on-site supervision.

DELIVERY OF THE BUILDING
Consera structures are designed not only for efficient production and installation processes but also to provide high performance throughout their lifecycle.
Energy efficiency, maintenance and operation, and overall longevity are prioritized, resulting in structures that are more efficient, functional, durable, and long-lasting compared to traditional buildings.
Depending on the client’s goals, Consera can produce Permanent Structures suitable for use for over 50 years, as well as Temporary Structures designed for a longer-term usage of 10-20 years.
Technical documents specifically prepared for the Use-Maintenance-Operation process, along with all design and production-related documentation, are handed over to the client upon project delivery. With these technical details, the client has the opportunity to carry out maintenance and operation tasks, as well as make alterations or comprehensive renovations based on their needs.
